Our Home Inspection gives you a comprehensive understanding of the condition of the property across a dozen major categories: Exterior, Roof, Structure, Water Control Systems, Insulation and Ventilation, Interior, Electrical, HVAC, Plumbing, Fuel Services, Appliances and Environmental Systems.

If we identify issues, we provide you with specific recommendations and next steps.

Commercial Inspection

Whether you’re an investor or a small business owner, Timothy W. Tucker & Associates, LLC. Professional Inspectors are able to accommodate your need for a comprehensive Commercial Building Inspection. When we evaluate a commercial building, we’ll assess the structure and integrated systems to provide you information regarding your financial investment. We adhere to the ASTM E2018-15 Standards for a Property Condition Assessment.

We also offer Egress and Accessibility compliance assessments for intended uses of a commercial property when appropriate that require certain entryway and exit regulations to be followed.

Pre-Listing Inspection

If you’re getting ready to put a home on the market, scheduling a Pre-Listing Inspection can prevent problems from arising once a prospective buyer has taken interest in your property. When we perform a Pre-Listing Inspection, we’ll assess a home for deficiencies and deliver a comprehensive report so that you’re able to address the findings at your discretion before you list the home. Our pricing structure is always competitive.

Pre-12 Month Warranty Inspection

Many newly constructed homes include a one year builder’s warranty implemented to cover issues discovered during this time period. Be sure that you are catching anything that may be covered by the warranty before the 12 month period runs out.  By utilizing your builder’s warranty properly, you can save yourself money and stress for years to come.

Home Maintenance Inspection

An annual Home Maintenance Inspection is highly recommended to keep your home maintenance up to date, and able to withstand the elements for years to come. In a Home Maintenance Inspection, we’ll inspect the same areas offered in our Buyer’s Residential Inspection while providing additional maintenance advice to help you protect your investment.

New Construction Phase Inspection

A professional property inspector’s trained eye can be of tremendous benefit to the construction of a new home. In a Phase Inspection, we’ll come on-site at several different phases of the building process to evaluate the soundness and safety of the structure and materials used. We’ll also check for code violations to make sure that construction doesn’t stall from having to backtrack to correct any issues. Our inspections will take place prior to the concrete pour, drywall installation, and again before the final walk-through.

Radon Testing

Radon is a known carcinogen that forms from the decomposition of certain types of rock and soil deep underground. Once formed, radon is released as a gas that can sometimes escape from the ground’s surface—posing a threat if it manages to mix with the air circulating through a home. Radon is odorless and invisible, making it extremely difficult to detect. We have the training and instruments necessary to test your home for the presence of radon, ensuring that you and your family are safe from this naturally-occurring hazard.

Sewer Scope Inspection

The sewer scope inspection is used to determine the condition of the property’s sewer line and to see if the system is functioning properly. A mini video line is inserted through your home’s waste pipes. The video line allows our inspector to view the system in close-up and real-time detail. The sewer scope inspection can identify common problems such as tree roots, holes, pooling, cracks, and pipe separation.

Termite Inspection

Our Termite Inspection determines if there is evidence of wood-destroying insects inside or outside your home.

Termites can easily hide while eating the foundation of your home. By the time damage is done, termite problems can cost you thousands of dollars. Because the majority of termite infestations occur at or near ground level, our inspector pays close attention to wood in basements and crawl spaces, window sills and frames, support posts, sub floors, supporting piers, joists, and wooden decks or porches, areas where concrete elements meet wood (steps, slabs, or porches, cracks in brick construction, expansion joints, or cement where termites attempt to gain entry), and wood piles and debris near the foundation including tree stumps, exterior basement window and door frames, and fence posts.

We inspect the interior and exterior of the home for evidence of wood-destroying insects and wood-destroying organisms and provide you with a detailed termite inspection report. If there is evidence of termites, we provide you with specific recommendations and next steps.
